Shelburne is located on thesouthernmost tip of Nova Scotia, so it’s right onthe Atlantic Ocean. It’s very rural: there’s about1800 people in the town. While there was some housingfor low income people there was nothing forseniors, and I thought it’s such a shame that thesepeople who care so much about their communityactually have to leave. I started looking foralternative solutions
and sorted out thatAtlantic Baptist Housing might be interested incoming, so I called them and asked them and they said,quot;well you prove a need, and we’ll comequot;. And they did. Atlantic Baptist Housingis a notforprofit charitable corporation;it was founded in 1970 to provide seniors housingsolutions in Atlantic Canada. We respond to invitations byour local Baptist churches.
We have churches in 450communities in Atlantic Canada. We developed here in ShelburneHarbourside Landing. It’s a 40unitapartment building. Two of thoseare fully accessible and they’re well built,and make a nice place to live. After we had establishedthat there was a strong need for affordable seniors housinghere, we applied to CMHC for Seed Funding to helpus begin the project.
They used Seed Fundingto engage an architect to develop preliminary designsand construction plans. This was importantto maximize land use, which in turn improvedaffordability. We went with Maple Leaf Homes,who built the manufactured units in Fredericton transported them down. They took care of thedesign, the build, and all of those features,
which cut some of thecosts out as well. Within six months of starting,we had people living here. And that allowed us tobegin to get revenue a little sooner as well. At the same timethat we were founded, the organization formed theAtlantic Baptist Foundation. They work with us to providemortgages for buildings. They also provide workingcapital when we start
new projects;which allows us to start faster with lower costson the front end. So we work with the localcommunities, with banks, and with our foundation to bring the best affordablehousing possible. I think that CMHC providedAtlantic Baptist Housing and the local buildcommittee in Shelburne, a different way of lookingat affordable housing.
Modular Homes NM Alternative Building Solutions
Hi, I’m Olivia with Alternative Building Solutions.If you are looking to get a modular home built in New Mexico, there are a few things I’dlike to clear up. A modular home is not the same thing as a manufactured home, or whatis more commonly referred to as a mobile home. The two are actually quite different. So differentin fact, that the New Mexico Construction Industry Division actually has two differentsets of standards that the types of homes are built to. A modular home is built to thesame set of standards as a conventional stick built home. Banks have also recognized thisdifference and they will treat a modular home the same as a regular home. Modular homesappreciate in value over time, unlike mobile
homes that will depreciate. They will actuallylose value as soon as you drive them off the lot. An ABS offsite home is very similar toa modular home, but it is not the same thing. A factory built modular home goes down a conveyorbelt and is quickly assembled according to a specific set of plans that a customer haschosen from. Due to the factory like construction there is little room for customization ofthe floor plan. Here at ABS we build our modular homes one stick at a time according to theplans that the customer designs. Because we are not a factory, the customer has a lotof flexibility in designing their own dream home. We also build slab on grade homes forthose customers who are close enough to our
facility who have site conditions that willlimit us from shipping a house to them, or who just prefer a site built home. Becausewe do build onsite homes, I can honestly say that we build our offsite homes in the sameway using the same materials. The only difference is the floor system. On onsite house willbe on a slab of concrete while the offsite house will have a floor system similar tothe second level of a two story home. Because we build our offsite modular homes the sameway we build our onsite homes, you will receive better quality from an ABS modular than afactory modular. Many of the materials we use exceed those used in a factory. Once doneit will be hard to tell the difference between
the two finished products. Our prices forour modular homes includes everything you will need. Something to keep in mind is thatmost other modular home dealers will include only the price of the home. Their price willnot include your foundation, the transportation of the home, the site work, the landings ateach doorway, the plumbing under the home, or your electric meter. These can easily addup to $30,000 to the final price of the home. At ABS all of our listed prices include allof these items, and since we are the general contractor, we perform all of these tasksourselves.
